For owners

You own the house. We keep it.

Whether it is your first rental or your fifteenth, we take on the day-to-day. The home stays in good shape, the rent arrives, and you hear from us when it matters.

What we take care of

The whole of it, so none of it lands on you.

01

Finding the right residents

We photograph and list the home, show it in person, and screen every applicant against the same written criteria. Careful, consistent, and in line with Oregon and local rules.

02

Rent, collected and accounted for

Rent is collected into a client trust account, never mixed with company money, and paid out to you each month with a clear statement of every dollar in and out.

03

Repairs and upkeep

Residents call us, not you. We send contractors we trust, check with you before anything significant, and pass on their invoices exactly as written.

04

Oregon’s rules, followed

Rent increase limits, notice periods, screening and deposit rules. Oregon’s landlord law changes often, and keeping up with it is our job, not yours.

05

Inspections and records

We walk through the home regularly and keep dated photos, so you always know its condition and there is a record if you ever need one.

06

Moving in and moving out

Documented condition at both ends, keys and deposits handled by the book, and turnovers kept short so the home does not sit empty.

Getting started

Handing over the keys is simple.

Whether you manage the home yourself today or use another company, we make the change easy for you and for the people living there.

  1. 1

    A conversation

Tell us about the home, the people living there and what you want from it. No cost and no pressure.

  2. 2

    A walkthrough

We visit, look at the property with you and read the current lease if there is one.

  3. 3

    An agreement

A plain written management agreement, with every fee and every responsibility spelled out, for you to read at your own pace.

  4. 4

    The handover

We introduce ourselves to your residents, set up rent collection and bring over your records. From there, it is ours to look after.

Fees

Simple, and written down.

One monthly management fee, based on the rent we collect. Leasing a vacant home and renewing a lease are priced separately.

There is no setup fee, and we never add a markup to repairs. You pay the contractor’s invoice exactly as written. Every fee is in your management agreement before you sign, and nothing appears later that was not there at the start.

  • No setup fee
  • No markup on repairs
  • Every fee in writing

Questions owners ask

Straight answers.

Do my current residents have to move?

No. We introduce ourselves, explain how to reach us and how rent works, and carry on from there. Their lease stays exactly as it is.

How involved do I need to be?

As much or as little as you like. You decide on significant repairs and big decisions. Everything else, we handle and report.

I only have one rental. Is that enough?

Yes. We work with owners of one home up to about fifty, and a single house gets the same attention as a portfolio.

What about my money?

Rent and deposits are held in client trust accounts, separate from our own, and reconciled every month as Oregon requires. You see where every dollar goes.

Let’s talk about your home.

Tell us a little about the property and what you need. We will listen first, and if we are not the right fit, we will say so.
